A field guide to launching a property — from soft opening to steady state.

The first thirty days of a property's life are the most consequential. Not because guests are watching — they mostly aren't yet — but because the team is. Whatever culture forms in the first month is the culture you will spend the next five years either defending or dismantling.

We treat the launch window as a design object, not a checklist. It has three phases: preflight, soft landing, and steady state. Each has its own rhythm, its own metrics, and its own risks.

Preflight is the two weeks before doors open. Rooms are turned, systems are tested, staff are trained, and — critically — the operation is walked. Not toured. Walked. Every service path is timed. Every touchpoint is stressed. Every failure is written down and fixed.

Soft landing is the first ten days of operation. Occupancy is intentionally throttled. Reviews are muted. The point is not revenue; the point is repetition. Every service is delivered enough times that the team stops thinking and starts flowing.

Steady state begins around day twenty. This is when we open the aperture, invite reviews, and start measuring what the operation actually is versus what it was designed to be. The gap is where the real work begins.

The properties that succeed long-term are almost always the ones that respected the launch window. The ones that struggle are almost always the ones that treated it as a marketing event.
